BUILDING PERMIT ACTIVITY AND HOUSING MARKET SNAPSHOT As Florida’s real estate market stabilizes following the post-COVID building and buying frenzy, new home construction in Daytona Beach is showing signs of slowing down in the first six months of the year. From January to June, the City of Daytona Beach issued 447 permits for new single-family homes, representing a combined construction value of $137.1 million. This marks a 23% decrease in permits compared to the same period in 2024. “The pace of new residential construction has definitely slowed since the peak of the building boom,” said Glen Urquhart, the city’s Chief Building Official. “What we’re seeing now is a return to a more normal and manageable level of activity. Some larger subdivisions are nearing buildout, which naturally contributes to the decrease in permit activity. At the height of the
boom, each inspector was handling 40 to 50 inspections a day. Today, it’s closer to 20, which allows for more thorough reviews and a more sustainable workload for our team,” he added. April saw the highest activity with 123 permits issued. According to Urquhart, the majority of the permits issued were for D.R. Horton’s new Ironwood subdivision on the east side of LPGA Boulevard and Phase II of the Cottages at Daytona Beach on North Williamson Boulevard. March had the lowest number of permits issued with just 35. While building permits have declined, the real estate market remains active. According to Redfin’s most recent housing market report, the median sales price for homes in Daytona Beach was $329,400 in June, a 6% increase from the previous year. On average, homes in Daytona Beach sell after 82 days on the market, compared to 73 days last year. There were 146 homes sold in June this year, up from 138 last year.

On Monday, Aug. 4, Florida’s My Safe Florida Home program started accepting applications from low- income seniors for grants to help strengthen their homes against storm damage. The program offers free home inspections and funding to improve features such as roofs, windows and doors, helping homes better withstand hurricanes. Qualified homeowners can receive up to $10,000 in matching funds. For every $1 a homeowner spends, the state contributes $2. These improvements may reduce insurance premiums and minimize costly storm repairs.
WATER METER UPGRADES BEGIN THIS WEEK A citywide project to replace more than 13,000 residential water meters, nearly half of all meters in Daytona Beach, began this week. The city has partnered with VEPO Metering to complete the upgrades, starting on the beachside where approximately 2,550 meters will be installed. The new meters feature advanced technology that delivers more precise readings and detailed consumption data. Because older meters often report water usage inaccurately, some customers may notice a change in their water bills once the new meters are in place.
• Contractor Information: VEPO Metering, contracted by the city, will perform the replacements. Installers will wear branded shirts, display vehicle magnets and carry identification badges. A door hanger will be left confirming the meter replacement is complete.

BREAKERS OCEANFRONT PARK SPLASH PAD REFRESH The splash pad at Breakers Oceanfront Park received a fresh coat of paint, brightening the popular play area. The repainting project was part of the city’s ongoing efforts to maintain and enhance public recreational spaces. The splash pad is open to the public 9 a.m. to 6 p.m. seven days a week, offering the perfect place to stay cool. Breakers Oceanfront Park is at 13 S. Atlantic Ave. CITY BENCH UPDATE City benches are being updated to reflect the city’s current brand standards. Of the 120 concrete benches scheduled for new logos, 84 have already been completed. The project began two weeks ago and is expected to wrap up by the end of the summer. Once finished, all benches will feature udpated city branding, creating a more consistent look throughout the community. ROAD REPAVING Phase 33 of the city’s infrastructure improvements was completed last week. As part of this phase, the failing brick pavers on Champions Drive, International Golf Drive and Tournament Drive were removed and replaced with asphalt to improve road safety and durability. With the fiscal year ending, the city’s focus is now shifting to finalizing contracts and scheduling projects for fiscal year 2025-26.

NEW TRAFFIC SIGNAL INSTALLED ON ISB A new traffic signal is now active at the intersection of International Speedway Boulevard (U.S. 92/S.R. 600) and Pit Road. Installed by the Florida Department of Transportation, the signal is part of an improvement project to enhance traffic flow and safety. The nearby signal at the plaza entrance by Best Buy has been removed. Drivers and pedestrians are encouraged to use caution as the community adjusts to the new traffic signals.
